-The link in the document to the website for finding out the CPI does not work. Is there an alternate, approved site?
-Do we follow HB 1217, which says we can issue an increase 60-90 days before lease expiration, or the City’s law that says we must give 6 months notice?
-Regarding changes to service notices, does this mean ALL notices (rent increases, comply and 14 day pay) have to be certified mail AND have 5 more days added to expiration if mailed??
I assume this means that unless we hand deliver every rent increase and notice directly to the resident(s), we have to post it on the door and mail it, meaning that we’ll need to go to the post office to certify every mailing first.
response from attorney David Britton:
We sent out an email about the website, there's been an update. As of last weekend, WA Commerce's Landlord Resource Center is live. Quoted from their website: "The maximum annual rent increase percentage allowed, through 12/31/2025, is 10.0%."You must comply with the City’s local ordinance and use the state form and city form if the city has their own form that hasn’t been updated by the city to match the new state form.
All notices served by 59.12.040 that are not personally served are required to be mailed by regular mail through July 26. Beginning July 27, 2025, certified mail will replace regular mail.nce.
